Planning & Compliance

We check every site.
Before we quote.

Havenmodular is a compliance-led business. We don't make blanket promises — we make honest assessments.

"Designed for the 32–45 sqm auxiliary dwelling market, subject to final regulations, site suitability, and compliance review. Planning and compliance route checked per site before final quotation. Building Regulations, services, access, and site conditions must be reviewed before installation."

What this means for you.

Ireland's planning landscape for auxiliary dwellings is evolving. We monitor every regulatory change — and we apply it correctly to every site. Here's what we check before committing to any quote:

🏛️
Planning Route Assessment
We assess whether your site requires planning permission or falls within exempted development thresholds. Every site is different — county, zone, and existing structures all matter. We never make a blanket promise.
📐
Building Regulations
Planning permission and Building Regulations are separate. All Havenmodular homes must comply with Irish Building Regulations (fire safety, insulation, structural integrity, ventilation) regardless of planning route.
🚗
Site Access & Delivery
Crane access, roadway width, overhead cables, gate width — all reviewed in advance. If access is restricted, we identify solutions before contracts are signed.
💧
Wastewater & Drainage
Connection to existing wastewater system must be reviewed. In some cases, an independent wastewater treatment system may be required. We assess this per site.
Utility Connections
Water, electricity, and broadband must be extended to the new structure. We review proximity, cost implications, and installation routes as part of the site check.
🌿
BER & Energy Performance
Every Havenmodular home is designed to achieve A1–A2 BER. BER assessment is included in our compliance support packages — and required for any habitable dwelling.
🧱
Foundations & Ground Conditions
Ground conditions vary significantly across Ireland. A standard foundation allowance is included — but abnormal conditions (rock, poor drainage, fill material) will affect the final quote.
🔥
Fire Safety
Separation distances from boundary and existing structures, fire-rated construction, and escape routes are all assessed as part of our pre-quote compliance review.

FAQ

Honest answers
to real questions.

No sales spin. Just clear answers about how Havenmodular works.

A real home. The Havenmodular 45 sqm two-bedroom unit has two proper bedrooms, an open-plan living/dining/kitchen, a full bathroom, a utility room, and a hallway. It is designed, engineered, and finished to the same standard as a permanent dwelling — not a garden shed, cabin, or storage unit.
It depends on your site. We do not make blanket planning promises. Every site is assessed individually. The planning route — whether exempted development, planning application, or another route — is confirmed as part of our site check process before any contract is signed. Ireland's regulations for auxiliary dwellings are evolving, and we monitor every update carefully.
Yes — it is one of the most common use cases. Two bedrooms, a full kitchen, a comfortable bathroom with walk-in shower, and private access from the garden make it well suited to elderly parents who want to remain close to family while maintaining their own independence and dignity.
All packages include the modular structure, insulation, windows and doors, cladding, kitchen fit-out, bathroom fit-out, flooring, electrical package, plumbing connections, heating and ventilation, delivery, installation, and standard foundation allowance. The Classic and Signature packages include additional upgrades. See the full pricing page for a complete breakdown.
The Essential package includes a standard kitchen fit-out without premium branded appliances. The Classic package includes Siemens appliances. The Signature package includes premium Siemens or Miele appliances. All are clearly listed in the inclusions table.
Furniture is not included in any standard package. Some optional furniture packages are available — ask during your consultation and we'll provide a separate quote.
Manufacturing takes 6–10 weeks from confirmed order. Installation on-site typically takes 2–4 weeks depending on groundworks, services, and site conditions. Total timeline from enquiry to handover is typically 3–5 months for a straightforward site.
We need vehicle access of approximately 3m width for standard delivery. Narrower access may require a crane or additional logistics — which we review during the site check. If there are access challenges, we identify solutions before any contract is signed.
In most cases, yes. The unit connects to your existing water, drainage, and electrical supply. The cost and complexity of these connections depends on how far the services need to run and the existing infrastructure on your property. This is reviewed during the site check.
Yes — this is one of the most popular intended uses. Two bedrooms, a full kitchen, and private access make it genuinely suitable for an adult child who wants independence while remaining on the family property.
Rental use may be possible, subject to planning permission, the applicable use class, and current Irish rental regulations. We do not offer legal or tax advice, but we can flag any relevant planning considerations during your site check. Always seek independent legal and tax advice for rental use.
We'll tell you — clearly and honestly. If a site isn't suitable for the Havenmodular 45 sqm model due to access, size, services, or regulatory constraints, we'll explain why. The site check is free and there's no obligation to proceed.
We do not offer finance directly. However, some customers use home equity, credit union loans, or personal finance. We can provide documentation to support your finance application. Please speak to your lender or financial advisor.
We work nationwide across the Republic of Ireland. Travel, delivery, and installation costs may vary depending on your location. This is factored into your site-specific quote.

Construction System

Built for modern
Irish garden living.

Premium modular construction, carefully selected materials, and a practical build system designed for comfort, strength and everyday use.

At Havenmodular, our modular garden homes are designed to feel like a proper home — not a temporary cabin. Every element of the structure is chosen to create a warm, durable and efficient living space for families who need extra room, independent accommodation, or a compact garden home.

Our construction system uses a light-gauge steel frame, insulated wall build-up, durable external boards, weather-resistant roofing layers, double-glazed windows, internal wall linings, bathroom finishes and practical flooring systems. The result is a compact home that is fast to assemble, clean in design, and suitable for modern residential use.

Havenmodular 45 sqm modular garden home

Smart structure. Warm interiors. Built for everyday living.

Havenmodular 45 sqm modular garden home — designed for compact, independent living in Irish homes.

01
Structural Frame

Strong light-gauge
steel frame

The core structure of the home is built around a precision-engineered light-gauge steel frame. This type of frame is commonly used in modern modular and offsite construction because it is strong, straight, stable and suitable for fast assembly.

The wall frame and roof truss system uses AS1397 G550 AZ150 0.95 mm steel. It also includes structural accessories such as screws and bearers as part of the main steel structure package.

Why this matters

A steel frame gives the home a strong structural base while keeping the building system lightweight and efficient. It helps create consistent wall lines, accurate factory production, and faster on-site assembly compared with traditional block construction.

  • Light-gauge steel frame construction
  • Precision-manufactured offsite
  • Strong, stable and efficient structure
  • Designed for fast assembly
  • Suitable for compact modular homes
02
External Wall System

Durable external
wall build-up

The external wall system is designed to protect the home from weather while supporting insulation and internal comfort. The specification includes 75 mm ALC external panels, wall battens, vapour barrier and 100 mm R2.5 glass wool insulation.

This creates a layered wall system rather than a simple cabin wall. Each layer has a role: external protection, cavity/support, moisture control, insulation and internal finish.

Why this matters

For a small home, wall performance is very important. The wall system needs to help retain heat, reduce cold spots, manage moisture and create a comfortable indoor environment throughout the year.

  • External ALC panel wall layer
  • Vapour barrier layer
  • Insulated wall build-up
  • Internal wall lining system
  • Designed for comfort and durability
03
Roof System

Weather-resistant
roof construction

The roof system is built using steel battens, vapour barrier, reinforced board layers and waterproofing. The specification lists 35 mm steel battens, a vapour barrier, 15 mm CFC sheet reinforcement, 1.5 mm asphalt waterproofing layer, fascia, soffit, gutter and downpipe components.

Why this matters

The roof is one of the most important parts of a modular home in Ireland. A good roof system helps protect against rain, moisture and long-term weather exposure — which is why each element is carefully specified.

  • Reinforced roof board layer
  • Waterproofing membrane/layer
  • Steel fascia board
  • Soffit detailing
  • Aluminium gutter and downpipe system
  • Designed for reliable water management
04
Insulation & Comfort

Designed for warmth
and everyday comfort

The wall and ceiling systems include 100 mm R2.5 glass wool insulation. This helps improve thermal comfort and supports a warmer indoor environment.

A compact home must feel comfortable all year round. Our insulated wall and ceiling build-up is designed to help retain warmth, reduce heat loss and create a more comfortable living space. Before any Havenmodular model is offered for customer installation, the build-up will be reviewed against the relevant Irish requirements for energy performance, ventilation and moisture control.

  • Insulated wall and ceiling system
  • Designed to support year-round comfort
  • Helps reduce heat loss
  • Supports a warmer living environment
  • Final specification reviewed for Irish performance requirements
Living and kitchen interior
Bathroom interior
05
Interior Walls & Ceilings

Clean internal finish

The internal wall system includes normal gypsum board for dry areas, CFC board for wet areas, ceramic wall tiles in the kitchen splashback and bathroom areas, and skirting for dry areas. The ceiling includes normal gypsum board in dry areas and water-resistant gypsum board in wet areas. This gives the home a proper residential interior finish — not exposed panels, but a clean modern living space.

  • Gypsum board internal walls
  • Water-resistant board in wet areas
  • Tiled bathroom and kitchen splashback areas
  • Clean modern internal finish
  • Designed to feel like a real home, not a temporary cabin
06
Flooring

Durable floor build-up

The specification includes 18 mm high-density CFC sheet beneath dry and wet floor areas, with 600 × 600 mm ceramic floor tiles for bathroom, laundry and other ground-floor areas.

The floor system is designed for practical everyday living. Durable board layers and tiled surfaces help create an easy-to-maintain finish suitable for kitchens, bathrooms, utility areas and general living spaces.

  • High-density floor board layer
  • Ceramic tile floor finish
  • Practical and easy to maintain
  • Suitable for wet and dry areas
  • Strong base for compact residential use
07
Windows & Doors

Double-glazed windows
and modern doors

The specification includes CE aluminium double-glass sliding windows, a steel security external door, aluminium double-glass sliding door and MDF internal doors.

Large windows and sliding doors help make a compact home feel bright, open and connected to the garden. Our design focuses on natural light, indoor-outdoor flow and a modern residential feel.

  • Double-glazed aluminium windows
  • Large sliding glass doors
  • Bright open-plan living feel
  • Strong external entrance door
  • Internal doors for privacy and separation
08
Bathroom & Fittings

Practical bathroom specification

The sample supplier specification includes bathroom fittings such as 8 mm shower glass with bottom strip and faucet, a 600 mm vanity single basin, toilet and accessories, subject to final design confirmation.

The bathroom is designed to be compact, clean and practical, with a walk-in shower layout, vanity basin and modern sanitaryware. Final fittings can be selected depending on the model and customer package.

  • Walk-in shower layout
  • Vanity basin
  • Modern toilet and bathroom accessories
  • Tiled wet-area finish
  • Compact but comfortable bathroom design
09
Kitchen & Living Area

Open-plan living,
dining and kitchen

The 45 sqm Havenmodular layout is designed around an open-plan central living space. This makes the home feel larger, brighter and more practical for everyday use. The heart of the home is the open-plan living, dining and kitchen area — designed to give residents a proper place to cook, relax, eat and spend time comfortably within a smart 45 sqm footprint.

The kitchen can be configured with base units, worktop, sink, hob space, storage and appliance options depending on the final package.

  • Open-plan kitchen and living area
  • Space for dining table and sofa
  • Kitchen layout with practical storage
  • Large sliding door connection to outdoor space
  • Designed to maximise usable floor area
10
Utility & Storage

Small details that
make daily life easier

The dedicated utility/store area gives space for laundry, cleaning items, household storage or a washer/dryer setup. In a compact home, this helps keep the living area clean and uncluttered. Many compact units skip this — we don't, because Havenmodular are designed for real living.

  • Separate utility/store area
  • Space for laundry equipment
  • Extra household storage
  • Helps keep the main living space tidy
  • Practical feature for long-term living

Irish Compliance

Designed with Irish
requirements in mind

Havenmodular models are being developed for the Irish market. Before any customer installation, each model must go through the correct review process for structure, insulation, ventilation, moisture control, electrical works, plumbing, fire safety, BER and Building Regulations compliance.

"Our homes are designed for the Irish market and will be reviewed with Irish professionals before customer installation. Final compliance depends on the selected model, site conditions, service connections and applicable regulations at the time of installation."

Why It Matters

More than a shell.
A complete building system.

Most basic garden cabins use a simple timber frame with thin walls. Havenmodular uses a full residential-grade building system. Here is the difference.

Basic Cabin / Shell
Simple timber frame — limited structural life
Thin wall — poor insulation, cold in winter
No vapour barrier — moisture issues over time
Combustible materials — higher fire risk
Basic or no internal finish
Not designed as a habitable dwelling
No compliance pathway
HavenmodularLGS Modular Home
