It depends on your site. We do not make blanket planning promises. Every site is assessed individually. The planning route — whether exempted development, planning application, or another route — is confirmed as part of our site check process before any contract is signed. Ireland's regulations for auxiliary dwellings are evolving, and we monitor every update carefully.

Yes — it is one of the most common use cases. Two bedrooms, a full kitchen, a comfortable bathroom with walk-in shower, and private access from the garden make it well suited to elderly parents who want to remain close to family while maintaining their own independence and dignity.

All packages include the modular structure, insulation, windows and doors, cladding, kitchen fit-out, bathroom fit-out, flooring, electrical package, plumbing connections, heating and ventilation, delivery, installation, and standard foundation allowance. The Essential package includes a standard kitchen fit-out without premium branded appliances. The Classic package includes Siemens appliances. The Signature package includes premium Siemens or Miele appliances. All are clearly listed in the inclusions table.

Manufacturing takes 6–10 weeks from confirmed order. Installation on-site typically takes 2–4 weeks depending on groundworks, services, and site conditions. Total timeline from enquiry to handover is typically 3–5 months for a straightforward site.

We need vehicle access of approximately 3m width for standard delivery. Narrower access may require a crane or additional logistics — which we review during the site check. If there are access challenges, we identify solutions before any contract is signed.

In most cases, yes. The unit connects to your existing water, drainage, and electrical supply. The cost and complexity of these connections depends on how far the services need to run and the existing infrastructure on your property. This is reviewed during the site check.

The core structure of the home is built around a precision-engineered light-gauge steel frame. This type of frame is commonly used in modern modular and offsite construction because it is strong, straight, stable and suitable for fast assembly.

The wall frame and roof truss system uses AS1397 G550 AZ150 0.95 mm steel. It also includes structural accessories such as screws and bearers as part of the main steel structure package.

The external wall system is designed to protect the home from weather while supporting insulation and internal comfort. The specification includes 75 mm ALC external panels, wall battens, vapour barrier and 100 mm R2.5 glass wool insulation.

This creates a layered wall system rather than a simple cabin wall. Each layer has a role: external protection, cavity/support, moisture control, insulation and internal finish.

For a small home, wall performance is very important. The wall system needs to help retain heat, reduce cold spots, manage moisture and create a comfortable indoor environment throughout the year.

The roof system is built using steel battens, vapour barrier, reinforced board layers and waterproofing. The specification lists 35 mm steel battens, a vapour barrier, 15 mm CFC sheet reinforcement, 1.5 mm asphalt waterproofing layer, fascia, soffit, gutter and downpipe components.

Interior Walls & Ceilings

Clean internal finish

The internal wall system includes normal gypsum board for dry areas, CFC board for wet areas, ceramic wall tiles in the kitchen splashback and bathroom areas, and skirting for dry areas. The ceiling includes normal gypsum board in dry areas and water-resistant gypsum board in wet areas. This gives the home a proper residential interior finish — not exposed panels, but a clean modern living space.

The specification includes 18 mm high-density CFC sheet beneath dry and wet floor areas, with 600 × 600 mm ceramic floor tiles for bathroom, laundry and other ground-floor areas.

Exterior Slatted Cladding

Premium wood-plastic composite slatted cladding. Modern, durable, low-maintenance finish. Available in 15 colour options including Oak, Anthracite, Walnut and Stone.

Rockwool / Mineral Wool Insulation

200 mm high-density mineral wool slab in the middle of the wall structure. Excellent thermal performance, fire resistance and sound absorption.

XPS Board

High-performance extruded polystyrene board for excellent thermal insulation and moisture resistance beneath the cladding layer.

Moisture Barrier Paper

Protects the structural core from moisture ingress, preventing damp and improving long-term durability.

11 mm OSB Board

Oriented strand board adds structural strength and rigidity to the panel. Provides a solid substrate for the moisture barrier and insulation layers.

90 mm LGS Frame

The core structural element. Light-gauge steel provides exceptional strength, dimensional accuracy, and non-combustible performance. Precision-manufactured offsite.

Our interior wall panel system combines structural support, insulation and a clean plasterboard finish to create a warm and comfortable internal environment. This is what separates a real home from a basic garden cabin.

12 mm Gypsum Board (Plasterboard)

Smooth and durable internal finish. Ready for paint or wallpaper — giving the home a clean, modern, residential feel. Water-resistant board used in wet areas.

11 mm OSB Board

Oriented strand board adds structural rigidity and provides a strong substrate between the insulation and internal finish layers.

200 mm Rockwool Insulation

High-density rockwool slab in the core. Excellent thermal performance, fire resistance and sound absorption — making each room genuinely comfortable.

90 mm LGS Frame

The structural backbone. Light-gauge steel frame that gives the entire wall its strength and precision. Non-combustible. Manufactured to ±1mm tolerance.
